Junction Partners with Provident on Two New Speculative Industrial Parks

Creekside Logistics Park Imperial Valley

(HOUSTON, TEXAS — JANUARY 2024) Junction Commercial Real Estate, a full-service commercial real estate firm specializing in brokerage, development, project management and investment management, is pleased to announce the acquisition of multiple land sites to be utilized for the immediate development of two industrial distribution parks, Creekside Logistics Park and Imperial Valley. Both sites were acquired as part of a strategic joint partnership with Provident. These buildings, along with Port 99, mark the 3rd such JV deal between the two parties in the last 12-months, totaling over 1.8 million square feet of industrial distribution buildings.

Creekside Logistics Park

Fronting Beltway 8 at Hall Road in South Houston, Creekside Logistics Park will feature a 139,000-square-foot, Class-A front load distribution building with 36 dock-high doors, 2 drive-in ramps and 68 car parking spots. With a projected Q3 2024 delivery, the park can accommodate tenants seeking as little as 34,000-square-feet to the entirety of the 139,000-square-foot building. Imperial Valley

Imperial Valley, located near the intersection of Interstate-45 North and Beltway 8, will feature two Class-A, front-load distribution buildings measuring 147,600-square-feet and 230,881-square-feet, respectively. Combined, the park will have 77 dock-high doors, 49 trailer parks, and ample car parking. The project is set to deliver Q4 2024. Richard Quarles, Joseph Berwick and Eliza Klein of JLL will be responsible for the lease and/or purchase assignment of these buildings.
